Terms & Information

1. Contract: A booking is confirmed when you receive confirmation from us of your stay. When your payment has been made this signifies that both parties have entered into a binding contract which is subject to all our terms and conditions. Please ensure all details on your booking confirmation are correct and advise us if there are any errors.

2. Payment: To secure your booking we require either a deposit or the full payment (if less than 10 weeks before your holiday) upon receipt of your booking confirmation. Payment is made via bank transfer and confirmation of payment should be advised as soon as possible. Your chosen dates will continue to be listed as 'available' until payment has been made.

3. Cancellation: In the event of cancellation we will try and re-let your booking and if we do we will refund your payment. If we cannot we will not be able to refund you or offer you alternative dates.

4. Non-availability: We would only cancel your holiday if your accommodation were unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation; however if this is not possible then we would refund all monies paid with 48hrs of the next working day. Our liability would not extend beyond this refund.

5. Charges: Utilities are included in the price of the booking.

6. Arrival: The property will be ready from 4pm onwards and you will be advised where to collect the keys a couple of days prior to your arrival.

7. Departure: Please vacate the property by 11am. You will be advised as of where to leave the keys.

8. Use of the property: The number of guests occupying the property must not exceed the number stated in the property details. Guests must use the property for personal and domestic purposes only. We reserve the right to refuse entry to the party if these conditions are not observed.

9. Care of the property: All guests agree to take reasonable and proper care of the property and the furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.

We ask you not to re-arrange any furniture.

We can require payment from guests to cover the replacement of broken items or the repair of damage, in or to the property along with any additional costs which may result; for example, extra cleaning costs or if we were unable to let the property until repairs have been carried out. Please notify us as soon as possible if anything is damaged or drinks etc. have been spilt.

Please note that we pride ourselves with our cleaning standards and therefore we are on a tight schedule to ensure the property is immaculate and ready for the next guests at 4 pm. To help us we ask that all rubbish is removed from the property (including the bathroom) and placed in the bins in the parking area. We are not responsible for re-cycling your rubbish. You will find blue re-cycling bins in the parking area. Please ensure the fridge/freezer is emptied and dirty dishes are washed and put away. You are not expected to strip the beds.

10. Sani-flow: The toilet is operated with a Sani-flow. It is extremely important not to flush anything down other than toilet-paper otherwise the toilet will block and not work. In the event that the macerator is broken because of misuse you will be charged for the repair/replacement of it and any other costs that incur to do so, including any damage to tiles or surfaces.

11. Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.

12. Right of entry: We reserve the right of reasonable access to the property at all times but where possible we would advise you in advance if access were required.

13. Children: We do not supply travel cots or high chairs. We expect you to be fully responsible in ensuring your children respect the property and ensure that its contents are not played with and the games left in order and in the same condition as found. It is your responsibility to ensure your children use the Sani-flow correctly – see terms & conditions 10.

14. Pets: (Where applicable) Two small, clean, well behaved, dogs that do not moult excessively are permitted with our permission. In the event that we find excessive pet hairs we will charge £45 for additional cleaning. Please note that pet hairs can seriously delay our cleaning schedule. Pets must be kept out of the bedrooms and off the furniture at all times. Pets should not be left in the property alone.

15. Parking: Guests are required to park in the allocated parking space only (details provided on arrival) and ensure that vehicles do not block garage doors.
